Ukraine’s Land Market: Price Trends and Sales Volumes in October 2025

The country is experiencing significant fluctuations in the cost of agricultural land, impacting the agricultural sector and serving as a crucial indicator of the nation’s economic situation.

According to data from the analytical company OpenDataBot, the average price per hectare of agricultural land in Ukraine reached 65,303 hryvnias in October this year.

This is nearly 3,900 hryvnias higher than in September, indicating a short-term growth trend in prices, although regional and seasonal variations persist.The highest land prices were recorded in April 2025, with an average of 71,816 hryvnias per hectare, while March had the lowest average, at 54,599 hryvnias.

Land values vary significantly by region: in Ivano-Frankivsk Oblast, the most expensive region, one hectare averages nearly 390,000 hryvnias, whereas in Zaporizhzhia Oblast, the cheapest, the price is around 30,000 hryvnias—equivalent to over 12 hectares in the most affordable region.The volume of land sold also decreased in October: in 2025, only 3,191 hectares were sold, which is almost 21,500 hectares less than the previous month.

The largest sales occurred in February — 27,584 hectares, while October saw the fewest transactions.The main issues remain the low prices in less expensive regions and declining activity on the land market, affecting price dynamics and the overall economic climate in the country’s agriculture sector.

Given these trends, further changes in land sale structures and volumes are expected in the upcoming year.
